There is no shortage of companies in this valley offering to buy a house for cash. Almost all of them need the same thing to be true: that the house is worth comfortably more than what is owed on it, so there is room for a discount. When that is not true — when the payoff is at or above what the house will realistically fetch — those offers evaporate, and the owner is told there is nothing to be done.

On a payment-takeover purchase the loan stays in your name and your lender has a due-on-sale clause. We put that in writing, early, and we tell you to have your own attorney read it. A buyer who glosses over those two facts is not doing you a favour.
We do not quote numbers on the phone and we do not open high and grind you down after an inspection. The offer arrives in writing after we have looked at the property and the payoff, and it is the number we intend to close at.
If your house is under an active exclusive listing, we will not step into it. You can wait out the end date or have your agent bring us to the table. We are not going to create a commission dispute for you, and the page on stalled listings explains what we would tell you in the meantime.
Some situations do not work. Where the numbers genuinely cannot be made to clear, we say so and usually point people toward a short sale and their own attorney. Telling someone the truth costs us a deal and saves them a month.
