If the balance on your mortgage is at or above what your house will realistically fetch, start with the plain-language explanation of negative equity, then look at how a thin-equity closing actually adds up. Enterprise

Enterprise absorbed an enormous share of the valley's 2003–2008 tract construction, so a lot of the housing stock here shares both a build year and a purchase price near the top of the last cycle.

Lone Mountain

Lone Mountain is a northwest pocket of older ranch homes, half-acre and acre parcels and a fair number of horse properties — a housing stock that resists easy comparison.

Winchester

Winchester sits east of the Strip around the Boulevard Mall — modest single-story homes, older construction and a large share of long-term owners and rentals.

West Las Vegas

West Las Vegas — the Historic Westside — holds some of the oldest housing in the city, on small lots, with valuations that have never tracked the newer suburbs.

Huntridge

Huntridge is the mid-century heart of the city — 1940s and 1950s ranch homes near Maryland Parkway, a historic district with a wide spread between a restored house and an untouched one.

Arts District

The Arts District mixes lofts, condos and live-work units into a few walkable blocks downtown — and condo ownership carries its own set of reasons a sale stalls.

Canyon Gate

Canyon Gate is a guard-gated golf community on the west side, largely built in the late 1980s and 1990s, where carrying costs are as much of the problem as price.

Queensridge

Queensridge sits at the upper end of the west-side market, and its owners have spent years dealing with the litigation and uncertainty surrounding the adjacent former Badlands golf course.
