We buy residential property directly from owners in the Las Vegas Valley, including cases where the mortgage balance is at or above market value. In those cases we may purchase subject to the existing financing, meaning we take title and make the mortgage payments while the loan remains in the seller's name. We are not a licensed real estate brokerage, we do not list or market property for sale on behalf of owners, and we do not act as anyone's agent.
Information on this site is general and is not an offer to buy any particular property. Any price discussion becomes meaningful only in a written offer signed by us. Nothing said on a phone call, in an email, in a text or by our virtual assistant Alex constitutes a binding offer or a commitment to buy, and our assistant does not quote prices. An offer we extend is valid only for the period stated on its face and is subject to title review and property inspection.
If you accept an offer, the purchase agreement signed at that point governs the transaction and supersedes anything on this website. Where a purchase is made subject to existing financing, the agreement will state that the loan is not being assumed, that it remains the seller's legal obligation, and that the lender has not consented to the transfer and may hold a due-on-sale right. You are entitled — and strongly encouraged — to have your own attorney review any agreement before you sign it. Our explanation of that structure is background, not a substitute for legal advice.
We charge sellers no commission, no listing fee, no service fee and no upfront cost of any kind. We never ask a seller for money to evaluate a property or to receive an offer.
