Most of the people who call us have already been through a listing that did not work. So this process is built to answer one question fast: is there a structure that gets you out of this house without you bringing cash to closing? Sometimes the answer is no, and we say so rather than stringing you along.

The Five Steps

Step One: The Call

Alex, our assistant, answers and asks the same first question every time — is the house under an active listing agreement right now? If it is, we stop and explain your options, because we do not step between an owner and their agent. If the listing has expired, been withdrawn, or never existed, we keep going and gather the address, the rough payoff, who the lender is, whether payments are current and your timeline.

Step Two: The Payoff Review

This is the step that makes us different from a cash buyer. We are not only valuing the house; we are looking at what is owed against it, including any second lien or equity line, and any taxes or liens of record. That combined figure is what determines whether a straight purchase works or whether a payment takeover is the better structure. Step Three: One Written Offer

You get a single written offer. Not a range, not a verbal number on the phone, and not a high figure that gets renegotiated after an inspection. Depending on what the payoff review showed, the offer will be either a cash purchase or a purchase where we take over the existing mortgage payment. If neither clears, we tell you that too, and usually point you toward the short-sale route and a conversation with your own attorney.

Step Four: Paperwork and Disclosure

If you accept, we open escrow with a Nevada title company. On a payment-takeover purchase the documents state plainly that the loan remains in your name, that it is not being assumed, and that the lender has a due-on-sale clause it could choose to act on. We want you to have read that in writing before you sign, and we encourage you to have your own attorney read it as well. What this does to your credit file is set out separately.

Step Five: Closing

Title handles the closing. You sign, you hand over the keys, and you stop being responsible for the payment, the insurance, the utilities and the upkeep. You do not pay a commission and you do not pay our costs.

What We Need From You

The Mortgage Statement

The most recent one. It gives us the balance, the payment, the escrow portion and the servicer in a single document.

Anything Recorded Against the Property

Second mortgages, equity lines, HOA liens, judgment liens, code cases, unpaid taxes. Surprises at title are the main reason a deal falls apart, and finding them early is better for both of us.

Honest Answers About Condition

We buy as-is, so there is no advantage in hiding a roof or a failed cooler. Telling us up front simply means the offer we write is the offer that closes.

The Listing Status

If there is a live listing agreement, we need to know the end date. Owners in that position should read why a stalled listing rarely fixes itself when the loan is the problem while they wait it out.

What This Costs You

Nothing. No commission, no listing fee, no repair credits, no closing costs on our side charged back to you.
